New Industrial Unit

The project at Lovelace Road, Bracknell consists of the construction of a new 6,600m² warehouse / distribution centre and associated offices which are 450m². There is also a carpark, yard and service areas. The project is to achieve Breeam ‘Very Good’ under the 2014 assessment scheme. 

The site as shown in 1.4 is situated close to the services of Bracknell town centre and is in close proximity to the A329 which gives service users easy access from the M4 at junction 10. The site is at the edge of Bracknell’s Southern industrial area, which included Waitrose’s European HQ building, alongside main offices for Fujistu and Panasonic. To the south of the site is an area of open parkland and a housing estate, and to the west are established allotments and then an area of new housing.

The construction of the buildings is steel framing and insulated clad roofing with the walls being a mix of built up insulated cladding and precast dock leading to the loading area. The office walls have the same built up cladding system with additional aluminium rain screen. The wall between the warehouse and the office is constructed of a specialist composite insulated system, all other internal walls are constructed in metal framed plaster board partitions. 

Insulated shutters are provided to the level access doors and dock leveller doors, along with triple skin polycarbonate roof lights in the warehouse areas. 

The ground flooring of the building is made up of a concrete construction with a specialist slab to the warehouse area. The first floor slab to the office is of a composite metal deck and concrete build up.
